Hail. Spec'd at 60 to 80 mil, it handles hail well. Stones 1.5 inches and up can still damage it, so we inspect after big storms.

Best for. Most new builds and re-roofs. White and reflective: around 100 to 115°F at the surface on a Tulsa summer day, versus 150 to 170°F on black membrane. Heat-welded seams are as strong as the sheet.

All FAQs →
How much does a commercial roof cost in Tulsa?
Installed costs in the Tulsa area in 2026 typically run $3 to $8 per sq ft for coating restoration, $6 to $13 for EPDM, $7 to $15 for TPO, $8 to $14 for modified bitumen, $10 to $18 for PVC and $14 to $25+ for standing seam metal, plus $2 to $5 per sq ft to tear off an existing roof. A 25,000 sq ft TPO re-roof often lands between $175,000 and $375,000. Decking, insulation upgrades, drains, equipment and access move the number.
TPO or EPDM: which is better for a Tulsa building?
TPO is the right call for most buildings here: it's white and reflective, which matters in Oklahoma summers, and its heat-welded seams are as strong as the sheet. EPDM wins for hail-exposed warehouses, very long holds and buildings already on EPDM. We'll price both when either could work.
Can you work around our business hours and tenants?
Yes. We phase commercial projects around your operations, and plan access, staging and safety for tenants and staff before work begins.
Is a coating restoration an option for our roof?
If the existing roof is still structurally sound, often yes. A restoration typically costs $3 to $8 per sq ft and can add 10 to 20 years. We check the existing system, including core cuts for trapped moisture, before recommending it.
How often should a commercial roof be inspected?
Twice a year at minimum, in spring and fall, plus within 30 to 60 days of any major hail or wind event. Many manufacturer warranties also require periodic inspections to stay valid.
What should a commercial roofing proposal include?
The existing roof scope, membrane type and thickness, insulation R-value, attachment method, edge metal and flashing details, a decking allowance, drain work, warranty terms for both manufacturer and workmanship, the schedule and phasing, and insurance certificates. If it's one or two vague pages, it isn't a real commercial proposal.
Do you work with general contractors and bid on projects?
Yes. RainTech's commercial retail and bid estimating teams work with property owners, facility managers, asset managers and general contractors, with on-site assessments and detailed scopes from first inquiry through project award.
Will insurance cover storm damage to our commercial roof?
It depends on the policy. Commercial claims can include code-upgrade (ordinance and law) coverage and sometimes business interruption. We document the damage and the scope so the claim reflects what the roof actually needs.
