About RainTech

Who is RainTech Roofing, Sheet Metal & Gutters?

A Tulsa roofing company founded in 2003 by Freddie and Marsha Watkins. We handle residential and commercial roofing, repairs, storm and insurance claims, seamless gutters and gutter protection, and we run our own sheet metal shop, so the work isn't subcontracted out.

What areas do you serve?

Tulsa and the surrounding metro: Midtown, Downtown and South Tulsa, Broken Arrow, Bixby, Jenks, Owasso, Sand Springs, Sapulpa, Glenpool, Catoosa, Coweta, Collinsville, Muskogee and Grand Lake. Nearby but not listed? Call and we'll confirm.

Are you licensed and insured?

Yes. RainTech is licensed in Oklahoma under CIB License No. 80001347 and insured for the crews on your property. Check any roofer's license with the Oklahoma Construction Industries Board before you sign, especially after a storm.

What is GAF Master Elite, and why does it matter?

It's GAF's top contractor certification, held by about 2% of roofing contractors. It takes proven workmanship, licensing, insurance and ongoing training, and it gives you access to GAF's strongest warranties. Our GAF Contractor ID is 1111937 if you want to verify it.

Helpful?
Are your inspections and estimates really free?

Yes. A hands-on look at the roof, photos of what we find, a straight recommendation (repair, replace, or leave it alone), and an itemized written estimate if work is needed. No obligation.

What makes you different from other Tulsa roofers?

We're local and here year-round, we start every job with a documented inspection, and we keep the work in-house: our own crews, our own gutter trucks, our own sheet metal shop. When a warranty question comes up years later, you're calling a Tulsa office, not a number in another state.

Cost & replacement

How much does a roof replacement cost in Tulsa?

Most Tulsa-area homes run $9,500 to $22,000. On a typical 2,000 sq ft home, architectural shingles usually land $9,500 to $16,500, Class 4 impact-resistant $13,000 to $20,000, and standing seam metal $24,000 to $48,000. Size, pitch, material and decking move the number.

Roof replacement →Helpful?
What affects the price of a new roof?

Roof size (in squares of 100 sq ft), material, pitch and complexity (valleys, dormers), decking condition, tear-off of the old roof, and code items like drip edge and ventilation. Decking is the surprise one, so a good quote lists the per-sheet price up front.

Helpful?
How long does a roof replacement take?

Most homes are done in one to two days, weather permitting. Larger, steeper or more detailed roofs take longer, and we'll give you the schedule up front.

Helpful?
Do you offer financing?

Yes. 100% financing is available, with same-day options when you get your quote. We'll walk you through the plans with your estimate.

Helpful?
Should I repair my roof or replace it?

A single, traceable leak on a roof under about 15 years old is usually a repair; repairs start at $595. Multiple leaks, widespread hail damage, or a roof past 20 years usually means replacement. The inspection tells you which, with photos.

Roof repair →Helpful?
Does a new roof help when I sell?

Yes. A recent roof is one of the first things buyers and inspectors ask about, and documented warranty paperwork is something you can hand the next owner.

Helpful?
What should be in a roofing quote?

The exact shingle brand and line, tear-off layers, underlayment, ice-and-water shield, drip edge, ventilation, a decking allowance with the per-sheet price, permit, cleanup, and the manufacturer and workmanship warranties spelled out separately. If a quote won't break these out, ask why.

Materials

What roofing materials do you install?

On homes: architectural shingles, Class 4 impact-resistant shingles, designer shingles, standing seam metal, and tile and slate. On commercial and low-slope roofs: TPO, EPDM, modified bitumen, standing seam metal and coating restorations.

Compare materials →Helpful?
What's the best roofing material for Oklahoma weather?

For most homes, Class 4 impact-resistant shingles: they're built for hail and can lower your premium. Standing seam metal is the long-term pick if you'll stay in the home. The right answer depends on the house, the budget and how long you'll be there.

Helpful?
Are Class 4 impact-resistant shingles worth it?

Usually, in hail country. They pass UL 2218's highest impact class, the upgrade typically adds $1,500 to $3,500, and many Oklahoma carriers discount the wind and hail portion of your premium for them. Check the discount with your insurer.

Class 4 guide →Helpful?
How long does a roof last in Oklahoma?

What we see here, not what's on the bundle: architectural shingles about 18 to 28 years, Class 4 about 22 to 30, tile and slate 40 to 60, and standing seam metal 50 to 70. Hail, 150°F+ summer roof temperatures and straight-line wind are what shorten them.

Helpful?
Is a metal roof a good choice for a Tulsa home?

Often. Standing seam lasts 50 to 70 years, keeps shedding water even if hail dents it, and reflects heat. It costs more up front, so it makes the most sense if you plan to stay.

Helpful?
What's the difference between architectural and 3-tab shingles?

3-tab is thin, flat and the weakest in hail, so we don't recommend it for new roofs here. Architectural (dimensional) shingles are heavier, last longer, look better and are what we install on most homes.

Helpful?

Storm & hail

How do I know if my roof has hail damage?

From the ground, look for granules at the downspouts, dented gutters, downspouts or AC fins, and shingle pieces in the yard. Hail bruising on the shingles themselves is hard to see from below, so a free inspection on the roof is the only way to know.

Hail self-check →Helpful?
What should I do right after a storm?

Photograph any damage, note the date, and get a free inspection while the damage is fresh. Don't sign anything with a door-to-door crew on the spot. If water's coming in, call for a tarp and keep the receipt.

Helpful?
Do you offer emergency tarping?

Yes. Call (918) 449-1474 if water's coming in. Tarping is usually reimbursable through an insurance claim as a mitigation cost, so keep the receipt and the photos.

Helpful?
What's the difference between hail, wind and tornado damage?

Hail bruises shingles and knocks off granules, often without an immediate leak. Wind lifts, creases and tears shingles, usually along edges and ridges. Tornadic wind can strip whole sections. Each is documented differently for a claim.

Helpful?
How do I avoid storm chaser scams?

Hire a local, year-round contractor with an Oklahoma license and a real address. Don't pay in full up front, don't sign away your claim, and walk away from anyone who offers to cover your deductible. That's insurance fraud in Oklahoma.

Spot a storm chaser →Helpful?

Insurance claims

How long do I have to file a roof claim in Oklahoma?

Usually one to two years from the date of loss, depending on your policy. Don't wait that long: file within weeks or months of the storm, while the damage is fresh and easy to tie to a date.

Helpful?
Do you help with insurance claims?

Yes. We document the damage with photos and a damage map, meet your adjuster on the roof, and review their scope line by line, submitting supplements for anything missed. We're a roofing contractor, not a public adjuster or attorney, so this isn't legal advice about your policy.

How claims work →Helpful?
Will you cover or waive my deductible?

No. Oklahoma law prohibits any contractor from paying, waiving or rebating your deductible, and it's treated as insurance fraud. A roofer who offers is telling you who they are.

Helpful?
How much is my wind and hail deductible?

Most Oklahoma policies set it as a percentage of your dwelling coverage (Coverage A), commonly 1%, 2%, 3% or 5%. At $300,000 of coverage, 2% is $6,000. Both numbers are on your declarations page.

Try the claim calculator →Helpful?
What's the difference between ACV and RCV?

On a replacement-cost (RCV) policy you get two checks: replacement cost minus depreciation minus your deductible, then the depreciation once the work is done and documented. On an actual-cash-value (ACV) policy, the first check is the only one.

Helpful?
How fast does the insurance company have to respond?

Under Oklahoma Insurance Department rules, insurers must acknowledge a claim within 20 business days and accept or deny it within 45 business days of a properly executed proof of loss. If you file and hear nothing for a few weeks, follow up in writing and keep a record of the delay. We'll help you keep the paperwork moving.

Helpful?

Inspections & upkeep

How often should my roof be inspected?

Once a year, and again after any major hail or wind event. Storm damage is often invisible from the ground and gets worse over months.

Helpful?
What happens during an inspection?

A hands-on check of every roof elevation, the flashing, penetrations and gutters, and the attic, with photos of anything we find. You get a straight recommendation and, if work is needed, an itemized written estimate. Most take 30 to 60 minutes.

Helpful?
How can I make my roof last longer?

Inspect it yearly, keep gutters clear, fix small problems before they spread, and make sure the attic is properly ventilated.

Helpful?
Why does attic ventilation matter so much?

A roof that can't breathe traps heat and moisture, which ages shingles from underneath, raises cooling bills and can rot decking. Balanced intake and exhaust is one of the most overlooked parts of a roof.

Helpful?

Gutters & guards

Do you install gutters?

Yes, with our own trucks. We form seamless gutters on site from Norandex aluminum coil, cut to the exact length of every run, and offer custom copper too.

Seamless gutters →Helpful?
How much do new gutters cost in Tulsa?

Seamless 5-inch aluminum typically runs $9 to $14 per linear foot installed, 6-inch $12 to $17, and copper $30 to $50+. A typical home with about 200 feet of gutter usually lands between $1,800 and $3,400 in aluminum.

Price your gutters →Helpful?
Seamless vs. sectional gutters: what's the difference?

Sectional gutters are pre-cut pieces joined along the run, and those joints are where leaks start. Seamless gutters are one continuous piece per run, with joints only at corners and downspouts.

Helpful?
Are gutter guards worth it?

On homes with real tree cover, yes: they cut cleaning way down and keep water moving in heavy rain. With few trees and a once-a-year cleaning, they may not pay off. We install Leaf Terminator, and we'll tell you straight if you don't need it.

Gutter protection →Helpful?

Commercial

Do you do commercial roofing?

Yes: offices, warehouses, churches, schools, retail and multi-family across the Tulsa metro, starting with a full system evaluation and a written scope.

Commercial roofing →Helpful?
What commercial roof systems do you install?

TPO, EPDM, modified bitumen, standing seam metal and coating restorations, matched to the building rather than our preference.

Helpful?
How much does a commercial roof cost?

In the Tulsa area, roughly $3 to $8 per sq ft for coating restoration, $6 to $13 for EPDM, $7 to $15 for TPO and $14 to $25+ for standing seam metal, plus $2 to $5 per sq ft for tear-off. The real number comes from an on-site evaluation.

Budget estimator →Helpful?
How long does a commercial roof last?

Quality TPO installations typically last 20 to 30 years and EPDM 25 to 35, with inspections in spring and fall and after big storms. Maintenance is the biggest factor in getting the full life out of either.

Helpful?
Can you work around our business hours?

Yes. We phase commercial work around tenants, staff and operations, with access, staging and safety planned before we start.

Helpful?

New builds & sheet metal

Do you work with builders on new construction?

Yes, from production housing to custom builds. We line up dry-in with your framing schedule, install to manufacturer spec, and come back for seamless gutters after exterior finishes.

New construction →Helpful?
What does your sheet metal shop make?

Custom flashing, chimney caps and saddles, cupolas, finials, coping, valleys and copper details, in copper, Galvalume or painted steel. Everything is measured on your roof and built to fit.

Sheet metal shop →Helpful?
Why does in-house fabrication matter?

Flashing and valleys are where most leaks start. Pieces built to your roof's actual pitch and dimensions fit tighter than stock parts, and the people who build them are the people who install them.
